A whole house refurbishment including a split-level rear and full width roof extensions to a post-war terraced house in South East London.

Paring back the materials to the irreducible minimum whilst aspiring for the uniqueness of a super tall kitchen / dining space with a bespoke 3.6m high timber sliding door to access their garden were key desires of Draper Studio’s client at Peckham House.

Planning challenges, whether to go down the route of new-build or retrofit, finding (and dealing with) existing issues in the ground and internally insulating throughout a previously poorly adapted, non-compliant 1950’s infill terrace to achieve thermal comfort beyond building regs were important issues to solve.

We worked closely with the client and construction teams to strategize and package up the key components of the build. In order to regain a bedroom, the budget stretched for a new and unique staircase whose reconfiguration unlocked the first floor and achieved compliance whilst adding a new generous bedroom + shower suite at extended second floor level.

There’s a new WC at ground floor level and separate utility cupboard to the extended ground floor. The plan splits level to create dual aspect views from front to back and a bespoke kitchen and storage defines the uses of the open plan space. Lots of small client asks were packaged into spaces enveloped in Douglas fir, lime plastered walls, floors of polished concrete, pigmented oak boards and furniture, micro-cemented wet rooms and a raw mild steel stair.
